Redesigners and Home Stagers: Use Email and an Email Signature

According to a survey, 44% of real estate professionals communicate with their clients by e-mail more than 50% of the time. To me, this is not surprising. I am in contact with my clients by email at even a higher rate. Of course, I always check to be sure that they use their email frequently - at least once per day - and ask if contacting them through email is ok with them.

This brought to mind the idea of having a signature on your email. It is really important to have a standard signature that gives not only your name, but your company's name, and all the contact information. Be sure to have your website there as well. And if you have a tagline, use it!

If you don't use a signature, here are two examples to give you an idea.

Redesigning with a Toddler Niche

Finding a niche is a great idea. Redesigning niches might include:

* transitioning from larger to smaller or vice versa
* transitioning to an assisted living facility
* professional couples too busy to decorate
* holiday decorating
* moving in to a new home
* children's rooms

Another that I just saw in a news article today was what I'll call the "toddler niche." The first child comes along and begins to crawl and walk. Now what? The room is decorate without the safety of a toddler in mind. It is decorate without a floorplan appropriate - for instance the play space is too far away from the kitchen so the mom cannot cook supper and let the child play at the same time. There is not enough storage for toys. etc etc etc

Finding a niche is always a good idea. If you like working with stay-at-home moms or moms of any sort, this could be one for you.

You will be so grateful for the wealth of information that you find.

Home Stagers Need to Remember the Exterior, Too!

1. The stager knows the market. They know what the buyers in YOUR area want and expect. They stage your home accordingly.

2. If you are asking for more than a consultation (the stager will actually be doing the work in your home), you should be able to see before and after photos. These can be shown by the stager via the Internet or a brochure.

3. Like with many service providers, a great way to find out about a home stager’s experience and expertise is to ask around! If they are good, you will find others that tell you so. A good place to start is with real estate agents in your area.

4. Price does not equal experience and expertise. Once again, be sure that you see photos and ask around. New stagers may be a bit cheaper and have great expertise. Experienced stagers may be more expensive but have less expertise!

Is Your Home Staging or Redesign Business Running You Ragged?

Tell me, does this sound like you?

1. Work long hours consulting
2. Spend long hours each week marketing
3. Paperwork is endless
4. Not to mention the actual staging

If so, what do you do? Here are two suggestions:

1. Hire out the paperwork. Find somebody that can take care of billing, etc 2 afternoons a week
2. Raise your rates. If you have more work than you can handle, your rates are too low. There is no need to be affordable to EVERYBODY! You may lose a few clients here and there, but in general, you will work less for the same or more money. And for most people I talk to, they raise their rates and lose no business at all! What does that mean? Raise them again - and in the meantime, you can now pay that assistant with no worries.

Redesigner Presentations

How many of you have done presentations? You get in front of the women's club or a group of real estate agents? Or you set up a quick presentation at the paint store concerning picking color? Or a quick presentation on furniture placement at a furniture store?

Presentations will get your name out there and help people understand what you do. It can grow your business.

When you give a presentation, be sure to have a giveaway at the end. Short presentations you need to give them something larger than a business card that will get shoved in a pocket or purse, but smaller than a brochure that has cost you too much money to be thrown into the trash. A good idea is a full color post card with before/after photos and your contact information on the back.

Redesign: High-impact, low-cost solutions

If you are going to redesign your own home or if you plan to offer shopping services for those pieces that your client may need, consider the following:

Yard sales
Goodwill
Auctions
Their attic or other rooms (which you should do as you redesign.
Craft Stores
Target
Kirkland's
All Clearance racks

What are you looking for? Old chairs that can be recovered or refinished. Old pieces of furniture can be repurposed, too, such as the old dresser. Lamps. Table cloths. Pictures. Remember, when you are looking, creativity is key.

In the end, you want your clients to say, "It looks like I spent a fortune, but I didn't. It's beyond beautiful!"

Redesign is all about using items already in the home to give a room a whole new look.
